What we do, described in general terms.

R State Group is a privately held firm. We do not publish the addresses, names, or counterparties of completed transactions on a public site. The pages that follow describe the kind of work the firm has executed across a quarter of a century in the United Kingdom — London townhouses, listed buildings in conservation areas, Edwardian and Victorian fabric carefully brought forward — and the practice we are now extending into Southern Europe. Specific references are shared with qualified counterparties, under non-disclosure.

Four kinds of work the firm has done at scale.

Typology 01

Stone-faced
residential restoration

Acquisition and restoration of pre-war urban buildings: original elevations preserved, interiors rebuilt to a contemporary residential standard. Held for income; sold one residence at a time, when each is ready for its next owner.

Typology 02

Adaptive reuse
of mixed-use buildings

Conversion of former industrial, institutional, or commercial buildings into residential and ground-floor retail. Structural and planning complexity is the work; the reward is a building considered carefully, in conversation with the city around it.

Typology 03

Small-scale
residential development

New-build residential schemes on protected or constrained sites, executed with architects whose practice we have a long working relationship with. Held in the firm's own capital, often through stabilisation.

Typology 04

Selective
hospitality & office

Repositioning of well-located hospitality and office assets where the building — not the operator — is the asset. Done sparingly, and only when the underlying real estate would justify the holding cost on its own.

03 / Disclosure

What we share, and with whom.

A named reference list — including completed buildings, operating histories, third-party operators, and capital partners — is provided to qualified counterparties: prospective buyers, institutional investors, family offices, and senior advisers, under non-disclosure.

We do not maintain a public dataroom. We prefer the relationships that come from a careful introduction and a private conversation, in keeping with how the firm has been run for two and a half decades.
